Aidanfield Terms & Conditions


We aim to make your holiday as comfortable and enjoyable as possible but need to make you aware of the following terms and conditions.


The contract will be entered into when the confirmation letter is issued and will be subject to all Booking Conditions. The rental of Aidanfield Cottage shall be in the name of the person who completes the booking. They shall be responsible for the actions of all persons included and should ensure that they are aware of and comply with the Booking Terms and Conditions.


The property is hired for the sole occupation of the hirer, for holiday use for the contracted period only. Only members of the party as named on the booking application may occupy the property for holiday purposes only.  We do not accept extra guests camping, staying in caravans or motor homes nearby and using the cottage facilities. The hirer has no right to remain after the expiry period.  The hirer will be liable for any costs incurred in the event of a delayed departure. For insurance purposes, we cannot exceed the maximum occupancy which is two people.  The property or any part of the property should not be sublet.  Breach of any of these conditions will result in you being asked to leave immediately with no refund of your holiday costs.  


Rental is from Saturday to Saturday except when otherwise agreed.  Arrival is from 3pm and you must leave the property no later than 10am on the day of departure so that the cottage may be serviced for the next guests.


A non refundable deposit, 10% of the rental, should be paid within three days of the booking.  Your booking will only be confirmed once receipt of your deposit has been issued by the owner. Payment can be made by BACS, (details of which will be given by the owner when accepting the booking) or cheque made payable to C Robotham.  The owner does not charge or receive any booking fees. We do not accept so called ‘overpayments’ under any circumstances.


The full balance is due no later than 28 days before the arrival date.  Bookings made within the 28 day period must be paid in full.  An email confirmation will be issued for all payments


When you book any holiday, you are entering into a legally binding contract.  If you have to cancel or cut short your holiday for whatever reason, you may remain liable for the full entire rental.  However, if you cancel six weeks prior to commencement, you will not have to pay the balance. If you cancel less than six weeks prior to commencement (including bad weather cancellations) we will refund your balance only if we manage to re-let the cottage and if we have to reduce the price to re-let the cottage, this will affect the amount of the refund we can give you.  Please check your travel insurance policy to see if you are covered for cancellations. We aim to be fair with our cancellations policy.


There is private off road parking available at the side of Aidanfield Cottage for one car.


The price includes bed linen, towels, heat and light and Welcome Pack.


We accept that that accidents can happen and we don’t ask you for a security deposit, but we do rely on trust and honesty.  You must keep the property and all furniture, fittings, facilities and equipment in the same state of repair and condition as at the commencement of the holiday and in the same state of cleanliness and general order in which they were found.  The property should be kept clean.  The hirer is expected to leave the accommodation as found on arrival and to pay for any losses, breakages and damage.  The costs of rectifying any damage caused during your stay must be settled in full prior to your departure.  The cottage is fully checked by the owner both prior to your arrival and on your departure. 10  PETS

Up to two dogs are welcome.  A charge of £15 will be made for dogs. No other pets are allowed. For further information on bringing your dog please see our pets policy.


You are responsible for maintaining acceptable levels of noise at the property and within the grounds and vicinity of any part of the property, particularly between the hours of 10pm and 8am.  In the event of you or any member of your party breaching this responsibility, we reserve the right to ask you to vacate the property and the contract will be terminated immediately without refund or compensation.  We are not responsible for noise or disturbance originating beyond the boundaries of the property.


If, due to unforeseen circumstances, the property is not available on the date booked, all rents and charges paid in advance by the hirer will be refunded in full, but the owner accepts no further liability or claim.  We will do our utmost to avoid disrupting your holiday plans and we do promise to promptly refund your money if such circumstances arise.


Aidanfield Cottage is strictly a non smoking establishment.  The use of candles is also strictly prohibited. 


The Owner shall not be liable to the Client or third parties for any accident, damage, loss, injury, expense or inconvenience which may be suffered, incurred, arise out of or be connected with the rental. It is essential and your responsibility to ensure that all doors and windows are closed and locked when leaving the property.  We strongly advise that you take out adequate travel insurance (including liability for accidental damage to the Property, cancellation cover and medical and emergency expenses) prior to the commencement of your holiday.

We do not accept responsibility for the failure of public services such as water, electricity, plumbing or sewerage systems or unforeseen breakdown of domestic and mechanical equipment such as plumbing or heating systems, boilers (but will endeavour to arrange prompt repair).


On departure, the keys to the property should be returned personally to the owner at Aidenfield House, next door to Aidanfield Cottage.  In the unfortunate event of departure prior to the end of period hire, the owner must be informed.
